SOUTH PUNE (NIBM & Nearby Areas): Recent INFRA Push & Luxury Developments fueling New Growth Story.

My Dear Friends & Readers, 
It’s been sometime that i am back again to write and the reason is that recently i have shifted my office at Raheja Vistas Centrepoint located near NIBM area which comes under South of pune city & got an opportunity to notice rapid transformation and massiv developements and activities going on although i have been staying in this same location for more then 7 yeras however my work place was in magarpatta so my concentration was always either east of pune (magarpatta, kharadi & viman nagar) or west pune (aundh, baner, & hinjewadi) areas and never realized great potentials of this NIBM area location at south pune for some obvious reasons which i will explain later in this article in detail. 
anyways, first, I wish to admit that I have missed lots of opportunities by ignoring this NIBM area and discovering now and examining the fact of current growth, expansion, and how beautifully it’s shaping however still a lot to happen at this location as I feel now crucial blockade has been removed therefore thought to write this article to draw attention & spread awareness to let all know great potentials of this location. hope, all of my readers will find this effort useful & helpful. 
What is called “NIBM”?


NIBM (National Institute of Banking Management) 
is a landmark well-known in South Pune, it was established in 1969 by the Reserve Bank of India, in consultation with the Government of India, as an autonomous apex institution for research, training, education, and consultancy in bank management. NIBM Pune has been ranked 76th by NIRF Ranking 2023 among the top management institutes in India. The Institute is located in sylvan surroundings in a picturesque valley of South Pune city in the State of Maharashtra. The Campus is spread over a 62-acre plot of natural landscape with a minimum of distraction and pollution. it’s one of the oldest established premises on this fabulous hilly side of Pune city, although now many other prominent landmarks are coming up recently like Clover Hills Plaza, the ark / Tribeca Highstreet, Raheja & Dorabjee mall stretching to Pune’s only 7-star resort of Corinthians club. these these places are getting fame in recent times. Soon, this area may be famously recognized as Tribeca Highstreet stretching to Raheja Highstreet with more retails spreading all around it. 

PROXIMITY

This NIBM location is very near to Pune’s city Centre of MG road & cantonment area, Business hubs like the market yard, Peth areas are away at a manageable distance, and Pune’s main railway station & Bus Stand (swargate) are again within 20-25 minutes drive away, one can say that this NIBM location is simply an extension of Pune city centre. also, this location is surrounded with Pune’s finest schools names like DPS (Delhi public school), Bishops, Vibgyor, Sunskruti, EURO & colleges engineering & management colleges etc. which become hub to offer best education in Pune city.. Top renowned hospitals like Command Hospital, Ruby Hall Clinic and Inamdar multispecility hospitals are fully functional along with many Doctor clinics to serve any medical and health need.  having very easy connectivity to the Pune – Mumbai-Goa -Bangalore expressway, equally distant to IT parks Magarpatta & Shapoorji Pallonji IBM campus. iconic places like Race Course, Empress Garden, and command hospital are also in easy proximity. 

NATURE’s LAP

Being surrounded by the hills and touching to katraj & bopdev ghats makes this location very scenic, beautiful and breezy most of the year and has plenty of reserve forest area of 200 acres touching NIBM campus and also forest trails of Anand van where bird-soothing chirpings are so loud that one can meditate and forget the time. the calmness of nature is one of the best USPs of this location which is rare to get nowadays. this is the only location that touches to so many hilly areas of Bopdev ghat, katraj ghat at the height from where the entire Pune city is visible, watching stunning sunrises, the sun sets & full moon is just a normal thing in this location. even, the renowned hill stations of Panchgani & Mahabaleshwar are just 2-3 hours of pleasant expressway drive. one can easily say that residing in this location is a paradise for nature lovers.

GROWTH OBSTACLE?

Although, this location is very near to the center of Pune, hardly 5-6 km away from mg road, camp area & command hospital but due to lack of infrastructure which was resisting the growth of this entire area and it’s always underrated and legging behind other growing locations of east Pune (kharadi) and west Pune (hinjewadi) however it’s important to note that both these locations of east pune (kharadi) and west pune (hinjewadi) are at least 15-30 km away form center of Pune city so everyone will wonder that why so near & such a fantastic location of NIBM area hasn’t been doing so well & recognized?

ROAD INFRASTRUCTURE PUSH

The only reason for this area’s growth hindrance was Road infrastructure because this area spreads in hills, it was not easy to develop roads & basic infra However recently this has changed, thanks to Pune municipal corporation initiative supported by local politicians & pushed/sponsored by builders/Residents of this area.

Roads are shaping now. one of the turning point is the recent Road work to level a steep hill of 30-40 feet near Anand Van forest trail/ Tribeca Highstreet to transform it to very smooth climb/ drive. this is one of the engineering marvel that has changed dynamics of this super location. now, that bottleneck has been removed and roads are widening and many new roads are coming up to make the connectivity better. even the metro is also coming near by  Katraj area so it will also make this location more convenient for commuting to other parts of Pune city.

LUXURIOUS PLANNED DEVELOPMENTS OF RESIDENTIAL /COMMERCIAL PROJECTS

The recent developments of luxurious projects of trump venture Tribeca Highstreet, Lodha & Raheja & many others have made this area upscale and inspired all builders to come up with similar themes to cater to & offer the best lifestyle projects where every basic to luxurious amenities are provided in plenty. still, it’s currently shaping so plenty of developments like highstreets, and new planned state-of-the-art residential/commercial projects will come up and transform this locality to be one of the best places to stay not only in Pune city but in the entire India. 

FUTURE PROSPECTS & GROWTH POTENTIALS

it seems nothing is short here now, All the ingredients like location, necessities of schools, hospitals, retail/departmental stores, restaurants, lounges, nature & meditation paradise, forest trails, one the best cool breezy hilly weather and now upliftment in road infrastructure fueling the new growth story of every businesses in this location be it real estate, retail brands, F&B and restaurant, entertainment & services sector etc. there are no downsides & only this location will get better & better day by day with new upcoming developments & infrastructure. it’s highly recommendable if anybody looking to invest or settle in India then surely consider this fabulous Pune city in Maharashtra state and in Pune city surely think about NIBM’s nearby locations which will not only offer the best life style to reside and work but also has tremendous potential to be a fruitful investment in future.
